I’m Mark Readings, and I’ve been looking at the latest numbers for our patch. While the headlines often talk about the whole country, what’s happening right here on Potash Road or around the Windsor Trading Estate is a much more interesting, human story.
What are people asking for?
Right now, if you look at the shiny brochures for homes in CM11 1, the average price tag you’ll see is £845,428. To put that in perspective, that’s roughly what it costs to pick up a spacious, high-quality family home with a good-sized garden in our area.
Interestingly, since last month, these price tags have crept up by £4,902. It’s as if every homeowner in the area just decided their house was worth a very fancy family holiday more than it was in March!
The "Price Tag" vs. The "Handshake"
Here is a bit of a "did you know" moment: there is currently a pretty big gap between what people hope to get and what they are actually getting.
The average price people paid for a home here over the last year was £686,463. If you compare that to the average "asking price" of £845,428, you’ll notice a gap of nearly £159,000. That’s a massive 23% difference!
What does this tell us? It means that while we have some incredible, multi-million-pound properties—like the stunning homes on Homestead Road in Ramsden Bellhouse that recently sold for over £2.8 million—the "middle" of the market is where most of the action is. It also means if you’re selling, you need to be realistic. If you price your home like a palace, but it's more of a "project," buyers are going to negotiate hard.
How much choice is out there?
Currently, there are 53 homes waiting for a new owner across CM11 1. In a normal month, about 7 families pack their boxes and move into a new place here.
This means we have about seven months' worth of houses "on the shelf." It’s a very balanced market right now—neither a wild frenzy where buyers are fighting in the streets, nor a ghost town where nothing moves. It’s steady, sensible, and calm.
