The Patient Property Game, CM11 1 Market Demand — June 2026

I’m going to go against the grain here: if you’ve been told that a quiet market is a "bad" market, you’ve been told wrong. In fact, for many of my neighbours in the CM11 1 postcode, the current level of market activity is actually exactly what we’ve been waiting for. We are moving away from the "blink and you'll miss it" panic and into a season of careful, considered decisions.

Here is the good news and the not-so-good news for June 2026.

The good news? If you are looking to buy a forever home in Ramsden Heath or find a bit of peace near Park Lane, you finally have the luxury of choice. You don't have to decide on the biggest purchase of your life during a ten-minute dash around a kitchen island. The not-so-good news? If you are selling, you need to be prepared for higher levels of competition for sellers than you might have hoped for last year.

What’s happening on the street? Right now, the CM11 1 market is what I call "Balanced." Imagine a seesaw in the local park; it’s not tilted wildly in favour of the buyer or the seller. It’s hovering right in the middle. We have 54 properties currently looking for new owners—exactly the same number as last month. However, the volume of stock levels relative to demand has shifted.

The most important metric I watch is the ratio of housing supply to successful sales. This is just a way of looking at the balance of the market: if no one else put their house on the market from today, how much choice would buyers have based on current activity?

In CM11 1, the housing supply has increased significantly. Based on the current volume of transactions, there is now enough stock to satisfy demand for 11.1 months. To put that in perspective, when there is less than 6 months of stock, sellers are usually in the driving seat because there are fewer properties currently for sale. At 11.1 months, we’ve moved into a space where buyers can afford to be picky and take their time to find the perfect spot in Ramsden Bellhouse or down Homestead Road.

The Level of Choice Did you know that about 9% of the homes for sale in our postcode are successfully finding buyers each month? With 54 homes on the market and an average of 5 selling per month, it’s a bit like a popular restaurant that has plenty of tables but a very long, extensive menu. People are still eating (and buying!), but they have a wealth of options to consider.

We are seeing some huge numbers at the top end of the market, though. Recently, we’ve seen stunning homes on Glebe Road fetch £2,525,000 and properties on Homestead Road going for £2,860,000. People still want to live here—the demand for our beautiful corner of Essex hasn't gone away—it’s just that the market activity is steadier this summer.

What does this mean for you?

If you are selling: Your house isn't just a building; it’s a prize. But because there are 54 other "prizes" out there and an average of 5 buyers signing on the dotted line each month, you have to navigate significant competition for sellers. It’s no longer enough to just "list" it; you have to present it perfectly and price it realistically. If you do, you’ll find that buyer—you just need to be mindful of the current stock levels.

If you are buying: You are in a fantastic position. You have choice. You have 11.1 months’ worth of housing supply to look at. This is the time to really explore the difference between a house in the heart of the village and something more secluded. You don't need to overpay in a bidding war; you just need to find the one that feels like home.

If you are staying put: Your home's value is holding steady because supply isn't skyrocketing. We aren't being flooded with hundreds of new listings. High-end sales in areas like Ramsden Bellhouse continue to prove that CM11 1 remains a premium place to live.

Whether you're curious about a specific lane or just want to know if now is the right time to downsize, my door is always open for a chat.
